Impact Window Replacement, Hollywood Hills
The homeowner had three windows that wouldn’t lock and two with visible daylight between the sash and frame. We measured every opening to the sixteenth, specified PGT WinGuard vinyl with a 0.30 U-factor and 0.23 SHGC for the south-facing elevation, and installed with flush-mount fin integration to the stucco. The sightline improved immediately: no more aluminum dividers breaking up the view of the golf course, and the documented photo record shows zero exposed fasteners. Written price: $4,200. Sliding Glass Door Replacement, Emerald Hills
This door hadn’t moved freely in two years. The aluminum frame was pitted from salt air, and the single-pane glass meant the living room ran the AC constantly from May through October. We removed the unit, found rot in the sill pan from a failed flashing detail, rebuilt the subsill with pressure-treated blocking and self-adhered membrane, then set a CWS impact-rated slider with a stainless steel track and multi-point lock. The measured survey caught the out-of-square condition, 3/8 inch over 72 inches, and we ordered the frame factory-tapered rather than forcing it straight in the field. The homeowner keeps the survey, the photo record, and a door that glides with one finger.
Energy-Efficient Window Install, Hollywood Lakes
Jalousie windows belong in a museum, not a master bedroom. These had missing slats, no screens, and an effective air leakage rate we estimated at 15 CFM per square foot, which is basically a hole in the wall. We specified ES Windows Energy Series fixed picture units with warm-edge spacers and argon fill, sized to maintain the original sightline proportions that the neighborhood architectural review cares about. The U-factor dropped from effectively nothing to 0.28. The homeowner’s FPL bill dropped too, though we don’t promise dollar savings, we promise performance numbers. The written scope specified brickmould integration to match the existing colonial trim; the photo record shows the joint.
Impact Garage Door Replacement, Hollywood Hills West
The existing door was a builder-grade steel panel rated for interior use, technically, with torsion springs that had been squealing for months. That’s a safety issue. We don’t touch torsion springs without documenting the existing wind count and wire size, and we don’t let homeowners near them either. We specified a ViewLux impact-rated garage door system, W6 wind load, with a reinforced 14-gauge track and heavy-duty 10,000-cycle torsion assembly. The header required additional blocking, which we detailed in the written scope before any work started. Permit pulled, inspection passed, photo record includes the spring tag and the door sticker. Custom Geometric Window, Hollywood Beach
The original window blew out in 2017 and the opening had been plywood since. Trapezoids don’t come off the shelf. We templated the opening with a full-scale pattern board, sent it to ECO Window Systems for factory verification, and received a custom unit with integrated nailing flange and low-E coating matched to the adjacent standard units. The critical detail was the sill angle: Hollywood Beach gets driving rain from the southeast, and a level sill would pool water. We specified a 15-degree slope built into the frame, not shimmed in the field. The documented photo record shows the template, the dry-fit, and the final sealant application. Custom work costs more. The written price said $3,850 before anyone picked up a tool. That number didn’t change.
Front Entry Door Replacement, Downtown Hollywood
The deadbolt had pulled through the jamb twice. The door itself was a hollow-core steel unit, which means it insulates like a soda can and security is a joke. We specified Therma-Tru Fiber-Classic with a composite jamb and multi-point lock, impact-rated decorative glass for the lite kit, and a composite sill cap that won’t rot where the sprinkler hits it every morning. The measured survey included the hinge mortise locations and the strike preparation, because Haven Clause 1 means the quote covers everything, not “plus adjustments.” The homeowner got the survey, the written scope, the photo record, and a door that doesn’t flex when you lean on it.
